Easy and Economical, Just a Couple Communication Problems

My experience with Renter's Warehouse has been fairly middle of the road. It's very economical, but there are times when I wish I could pay a bit more for improved customer service. There have been a few issues that have come up that I think they could fix. It's not as though I'm saying they are a horrible company or anything, there just are some things I felt they could improve.

There's a gentleman, Bill L, who I think is a director there. I was in contact with him and at the end of my first lease when I went into town to visit the house. We were getting it turned over for a new tenant and I wanted to take a look. To my surprise, the house was filthy. I was a bit disappointed and gave Bill a call to let him know. He called me back and basically said that the new tenants would be cleaning up after old tenants. I just felt like that was bad service and I know my name wasn't the one out there, but since I'm the owner of the house I still felt it reflected poorly on me. I would have preferred to pay someone to come in and clean it up for the new tenant. Bill didn't seem concerned about it and told me he had sent me the move out notes, but he actually only sent those upon my request. So, I felt that he was not very up front about things.

The next problem was when the mailbox got knocked down. The tenants communicated this to Renter's Warehouse and Renter's Warehouse communicated that to me, but there was a bit of info they left out in the communication process that would have been very important for me to be able to take care of the problem quickly and at a low cost. Again, the information around the issue was not provided in an up front manner. I only learned the full story a couple of days later.

The last incident was more recent, within the past couple weeks. One of our tenants has been late on rent payments. Bradley is the one taking care of things on this one, and I do understand he wants to do things in a way that doesn't get the landlord involved, but it still would be nice to know the full story. I feel like its in my hands to decide whether we evict the tenant or give him another chance. I don't think Bradley was trying to hide the information, but again he just wasn't forward with it. Those are the things that have me questioning whether I would renew my contract next year.

It seems like they do attempt to collect the payments in the event that they are not being collected, so i know they are performing their due diligence. Again, I understand they want to take care of things on behalf of the landlord, but I'd just like more information about what is going on with the property. The beginning part getting things set up was very easy, which was nice. They do find tenants very quickly, but I'm thinking in the future I might want to spend a bit more time to find better tenants.
